How it works
A simple process for getting a vacant unit ready
Four steps from your first message to a finished, rent-ready space. You approve the scope and price before anything starts.
The four steps
Step 1: Tell us about the property and requested work.
Use the quote form to send the address or neighborhood, property type, number of units, the services you need, and your target date. Photos of the current condition are helpful but optional.
Step 2: We review the scope.
We read through your request and reach out if anything is unclear. For larger or less predictable jobs, we may ask to see the space before pricing it.
Step 3: You receive a quote and proposed schedule.
Your quote spells out the work included and a proposed schedule. You can adjust the scope before approving. No work begins without your go-ahead.
Step 4: We complete the approved work.
We complete the approved scope in a sensible order, usually repairs first, then paint, then cleaning, and let the property contact know when the space is ready.

Scheduling
How scheduling is determined
Scheduling depends on availability, access to the property, and the scope of work. Faster timelines, such as next-day or two-day turnovers, may be possible for some jobs and are always subject to availability and project scope.
Availability
Our calendar at the time of your request and how far ahead you book.
Access
When keys, lockbox codes, or building staff are available, and any building work-hour rules.
Project scope
How many rooms, units, and tasks are involved, and whether paint needs drying time between steps.
Have a unit coming available?
