Where does Empire Turnover work?
Empire Turnover works in Manhattan and Brooklyn. We do not currently take jobs in Queens, the Bronx, or Staten Island, and we will update this page if that changes.
Empire Turnover is a New York City property turnover company that helps landlords and property managers prepare apartments and commercial spaces between tenants. Keeping to two boroughs lets us know the building types and access rules we work in every day. The services are the same in both: turnover cleaning, patching and painting, basic repairs, debris removal, lock changes, and coordination with photos at the end.
Manhattan
Apartment turnovers in Manhattan
Much of Manhattan’s rental and resale stock sits in elevator buildings, many of them co-ops and condos run by a managing agent. That shapes a turnover before any work starts. Managing agents commonly require vendors to provide a certificate of insurance (COI) naming the building before they can enter, and many buildings limit contractor work to weekday daytime hours.
Service elevators usually have to be reserved for debris removal and material deliveries, and some buildings allow it only in set windows. Keys often go through the doorman, concierge, or super, so access needs to be arranged in advance. On busy avenues, curbside loading can be tight, which affects how and when debris leaves the building.
Manhattan also has plenty of prewar walk-ups, in neighborhoods like the East Village and the Upper West Side. Those bring narrow stairs, plaster walls that need careful patching, radiators and steam pipes to paint around, and small kitchens where every cabinet and appliance surface shows. Brooklyn
Apartment turnovers in Brooklyn
Brooklyn has a large stock of brownstones and rowhouses where an owner lives in one unit and rents the others. Those owners often self-manage, so they want one contact who handles the whole vacancy and sends photos when it is done, rather than lining up a cleaner, painter, and handyman on their own. Walk-ups and small multifamily buildings are common across the borough. Debris goes out by hand, down narrow interior stairs and over the stoop, so the scope accounts for carrying distance and protecting shared hallways that the owner and other tenants use.
Newer elevator rental buildings, in areas like Downtown Brooklyn and Williamsburg, work more like managed Manhattan buildings: a management office, elevator bookings, set work hours, and standard finishes repeated across many units. The work inside the unit is similar everywhere. What changes is access, rules, and logistics, and those affect scope and timing. Timing always depends on availability, access, and project scope.

Do you serve all five boroughs?
No. We currently serve Manhattan and Brooklyn only.
Can you work in a co-op or condo with strict building rules?
Yes. Send us the building’s contractor requirements, such as COI details, work hours, and elevator reservation process, and we plan the turnover around them.
Do I need to be there to let you in?
Not usually. We arrange access with the property contact you name, such as the super, doorman, or a lockbox.
