How recurring turnovers work

We review the building and a typical unit with you and record paint, hardware, and access details.
Step 2: Send each vacancy
Unit number, move-out date, target date, and any known issues. Photos help.
Step 3: Quote per unit
A written quote based on that unit’s condition, against the building standard. Nothing starts until approved.
Step 4: Work, photos, handoff
Debris, repairs, patch, paint, clean, and locks, then photos and notice to the property contact.

What is in scope
Turnover cleaning, patching and painting, basic repairs and fixture replacement, debris removal, lock changes, coordination, and photo documentation for vacant units.
Building-wide capital work, plumbing beyond simple fixture swaps, electrical, HVAC, floor refinishing, pest control, and lead, asbestos, or mold work are not part of a standard turnover. They are discussed case by case during the quote and only included when confirmed in writing; otherwise, you may need a separate licensed contractor. Do you offer portfolio pricing?
We do not publish prices. Each unit is quoted from its actual condition. A defined building standard makes those quotes faster to prepare and easier to compare.
Can you match the paint and hardware already in my building?
Yes, if you share the current spec or we can identify it from an existing unit. We record it so later turnovers match.
