The problem
One point of contact between tenants
| Without one turnover partner | With Empire Turnover | |
|---|---|---|
| Vendors to book | Cleaner, painter, handyman, junk removal, locksmith, repair vendors | One request, one written quote |
| Sequencing | You decide who goes first and hope schedules line up | Debris, repairs, patch, paint, then clean |
| Keys and access | A key handoff or lockbox code for each vendor | Arranged once with you or your super |
| Status updates | A call to each vendor | One contact who knows where the unit stands |
| Finished check | You visit or take their word for it | Checked against the approved scope, with before-and-after photos |

Get vacant units back to market faster
Most lost days in a turnover are not spent working. They are spent waiting: for the painter to finish before the cleaner can come, for a key to change hands, for someone to notice a missing outlet cover after the listing photos. Coordinating the trades as one job closes those gaps.
We do not promise a fixed turnaround. Timing depends on unit condition, scope, building access and availability, and faster timelines may be possible for some jobs, subject to availability and project scope. Your quote comes with a proposed schedule. For practical ways to shorten vacancy on your side, see how landlords can reduce apartment turnover time.
Cleaning, painting, repairs and make-ready
Plumbing beyond simple fixture swaps, electrical, appliance repair and other licensed trade work are only included when confirmed in writing. Not sure what your unit needs? Start with the NYC landlord move-out inspection checklist, then see the full list of apartment turnover services or apartment make-ready services.

Turnover coordination for individual landlords
Brownstone and small building owners
Walk-ups, narrow stairs and older plaster walls are normal in Manhattan and Brooklyn. We plan the scope and debris removal around them.
Condo and co-op unit owners
We work within building rules, including work hours, elevator reservations and any insurance paperwork the managing agent requires.
Remote owners
Live out of town or out of state? You approve the quote, and we send before-and-after photos when the unit is done.
Keys and lockbox access
We arrange access once with you, your super or a lockbox, so you are not meeting a different vendor at the door each day.
Clear written scope
The quote lists exactly what is included. Nothing starts until you approve it, and nothing is added without asking.
Planned around your listing
Tell us your target date or showing date and we propose a schedule around it, subject to availability.

Turnover support for multifamily owners
Own several buildings or several units turning over at once? We can scope them together and keep the work consistent from unit to unit. Capacity for multiple units is discussed during scoping, subject to availability. See multifamily turnover services, or property management turnover services if a managing agent runs the building.
FAQ
Frequently asked questions
I only own one unit. Is that too small?
No. Single condo units, brownstone apartments and small buildings are a core part of our work.
Do I need to be there during the turnover?
No. Once access is arranged through you, your super or a lockbox, we handle the work and send before-and-after photos when it is finished.
What if the last tenant left belongings behind?
The unit needs to be vacant. Items and debris left behind after move-out can be removed as part of the scope.
Can I add work after seeing the quote?
Yes. Tell us what to add or remove and we will revise the written quote before work starts.
